Rubber roofs are tough, but seams open, flashing pulls away and branches puncture the membrane. Dee's Roofing repairs EPDM roofs properly, with materials made to bond to rubber.
EPDM is a forgiving roofing membrane in many ways, but it has its own set of weak spots. Seam tape and adhesives age, the membrane can shrink and pull at the edges and corners, and a dropped tool or falling limb can puncture it. Because EPDM is rubber, ordinary caulk and roofing tar don't bond to it well — which is why so many DIY patches fail. Dee's Roofing makes EPDM repairs with compatible primers, tapes and membrane patches designed to bond to rubber.
We clean and prime the membrane around the damaged area, install a properly sized patch or new seam tape, and roll it in so it seals completely. Where the membrane has pulled away from walls, curbs or edges, we re-secure it and rebuild the flashing so water can't get behind it.
Dee's is a family-owned, licensed and insured roofing contractor headquartered in Powell. We repair rubber roofs on porches, additions, carports and commercial buildings across Knoxville and East Tennessee, and estimates are always free.
Most EPDM leaks trace back to one of these four issues.
Aged seam tape and adhesive let go — we clean, prime and re-tape seams for a lasting bond.
Holes from limbs, tools or foot traffic patched with membrane made to bond to EPDM.
Rubber that has pulled tight at edges and corners re-secured and flashed.
Membrane separating from walls, curbs and vents rebuilt so water can’t slip behind.
One of the most common things we find on EPDM roofs is a leak that's been “fixed” with tar, silicone or a hardware-store patch. Those materials don't bond well to rubber, so the leak comes back — and the cleanup before a real repair takes longer.
A proper EPDM repair uses primers and patches made for the membrane, applied to a clean, dry surface and pressed in for full contact. Done this way, a repair can last for years.
If your rubber roof has many open seams, widespread shrinkage or saturated insulation, Darrell will tell you honestly whether repair or a new membrane is the better investment.
Every rubber roof repair from Dee's Roofing includes the steps that make it last.
Yes. Punctures, small tears and open seams on EPDM can be repaired with compatible primers and patches. Proper surface prep is the key to a repair that lasts.
EPDM can shrink over time, pulling at edges, corners and flashings. We re-secure the membrane and rebuild the flashing so water can't get behind it.
We don't recommend it. Tar and many sealants don't bond properly to rubber and can make a real repair harder. It's better to have the leak repaired with EPDM-compatible materials.
Widespread seam failure, heavy shrinkage, many patches, or wet insulation underneath are signs a new membrane may be the better choice. We'll give you an honest assessment.
